General Contractor Services

Residential construction such as remodels, ADUs, and new builds.
Commercial construction such as tenant improvements, mixed-used buildings, and multi-unit construction.
Design-Build services
Review monthly tenant improvement allowance reimbursement or disbursement packages for accuracy and submit to Owner/Client for processing.
Advise Owner/Client as to completion dates, budgets, or any issues impacting occupancy.
Attend punch list inspection with client, city/insurance inspectors.
Oversee final sign-off of Improvements with various municipal building inspectors and applicable parties of tenant directed improvements.
Monitor close-out of project contract/payments.

Small Contractor Consulting, which includes, Project Management, Estimating and Business Development
Public Speaking and Educational Workshops/Seminars for Project Management and Entrepreneurship

SERVICES

Discuss strategy for team composition with Owner/Client and Leasing Team, as required.
Assist in development of conceptual budgets for prospects (up to three per tenant).
Research existing vendors and perform pre-qualifications, (RFQ’s), for recommendation(s) to Owner/Client.
Recommend specialized team members in required disciplines, pre- qualify as necessary.
Issue Requests for Proposals (RFP’s) to architects, engineers, and other Specialty Contractors as required by project/Owner/Client.
Receive and analyze RFP responses and submit recommendation(s) for Owner/Client review, approval and signature of contract(s).
Monitors insurance certificate collection process for selected General Contractor.
Receive and analyze construction proposals and submit recommendation(s) to Owner/Client for review, approval and signature of contract(s).
Review architectural plans with appropriate and applicable Owner/Client representatives to confirm project requirements have been incorporated.
